The New Tenancy Act
As of March 30th 2021, there have been several reforms to the Tenancy act that are designed to improve renter’s occupancy rights and place more restrictions on how safe rental properties have to be.
These changes require the rental owner to provide Gas and Electrical Safety Checks to all occupants, among other things. These checks must be performed every two years and must cover a specific checklist as outlined by Consumer Affairs Victoria.
ELECTRICAL SAFETY CHECKS
The new laws require all rental properties to have:
- A safety check of all electrical equipment and the overall installation
- Repairs carried out on all unsafe electrical items by a Registered Electrical contractor
- All inspections and testing adhere to the requirements of Section 4 of the Australian/New Zealand standard AS/NZS 3019:2007 Electrical installations–Periodic verification.
- A record of all works conducted to be sent to the rental provider and a copy kept by the electrician
GAS SAFETY CHECKS
The new laws require all rental properties to have:
- A gas safety check of all gas installations and fittings
- All checks conducted by a licensed or registered gas-fitter who is endorsed in the specialised class of Type A gas appliances servicing work.
- A record of all works conducted (in the form of a compliance certificate or document) sent to the rental provider and a copy kept by the gas-fitter
